REVIEWS
- I contacted Billee because of her great reviews. We were working together long distance (I was in Ohio, then overseas.) Billee was always available and was great with all communication. She offered great recommendations and, even after the sale, she made sure my transition to Florida was smooth. I can't recommend her enough. If you need a realtor that will go "above and beyond" and someone who loves what she does, Billee is the person to call !!!!

- Billee is honest, kind, hardworking and will do anything to help her clients. Saying she goes above and beyond is an understatement. I don’t think we will ever sell the house she helped us find, but if we do she will be our first call!

- My wife and I decided to move to Fort Myers from Colorado a year ago and needed to find a realtor. I recently retired from being a real estate appraiser and have seen all types of realtors, with many not being that good. We spent several hours looking up realtors in the Fort Myers area, but none stood out. That is until we came across Billee Silva. After we read her reviews we knew she was the realtor we wanted to use. We were amazed at the 5 star ratings from everyone, and how everyone was so happy with her service. I called Billee on a Saturday and she answered her phone. Some of our concerns were, will she push us off with an assistant, is she going to just try and sell us every home we look at, and is she truly willing to listen to our needs and help us find the best home for us. We were very happy to find out she does not use an assistant, and did listen to our needs. We got into town with only four days to hopefully find a home and Billee blocked out the entire week for us. She never rushed us, she didn't try to sell any of the homes, until we were truly ready to put an offer in. She spent the better portion of that week with us and we did make an offer on a home. We were able to negotiate a great deal, and she helped with the home inspection, which she attended. A small issue popped up with the seller the night before closing. She took care of it with the listing agent, and the closing took place on time. During the process, she kept us informed of anything we needed to know or do for the purchase. She even emailed us contact information for all kinds of people/companies that we would need for the purchase and helpful information for in the future. We cannot say enough good things about Billee, from her great personality, professionalism, no rush attitude, knowledge of the area, and willingness to answer all of our questions. We highly recommend Billee, and would use her again in the future. She did exactly what she said she would do when we spoke the first time, which is truly refreshing. Billee is absolutely one of the few good realtors and the one you should also use. Thanks Ron and Sylvia

- I have purchased and sold homes in three different states. My experience with Billee was one of the best experiences with any realtor I have worked with in the past. As a buyer she worked very hard, communicating with showing agents to schedule visits so they would coordinate with our out of town visits. Once we found a house, Billee’s negotiations were spot on! We got a great deal on our purchase and I know it was because of her negotiating tenacity that we got our deal. I would not think twice about working with Billee again and I think she is an amazing realtor.

- I cannot recommend Billee highly enough as a real estate agent. As a prospective homebuyer living out of state and looking to purchase in Florida, I needed an agent who would take the time to listen to my needs and guide me through the process at my own pace. Billee did exactly that. From our very first conversation, I could tell that Billee genuinely cared about finding me the perfect home. She was very thorough, asked thoughtful questions and took the time to get to know me as a client.Throughout the home buying process, Billee was extremely patient, honest, and responsive. She never tried to rush me or push me into making an offer on a home I wasn't fully comfortable with. I always felt like I could trust her judgment and insight.Billee also provided fantastic recommendations for lenders, home inspectors, and other professionals to help me complete the purchase smoothly. Her extensive network of contacts in the local real estate community was invaluable. On top of being a consummate professional, Billee is simply a joy to work with. Her upbeat attitude and great sense of humor made the stressful process of buying a home fun. I felt like I was working with a friend, not just an agent. In short, I could not have asked for a better real estate agent to help me purchase my first home. Billee went above and beyond in every way. I would recommend her to anyone looking for an agent who will truly look out for your best interests. She is simply the best!

- I wish there were more stars to give Billee Silva. She deserves ALL of them. I am an experienced home buyer and as soon as I met Billee I fired my realtor and asked Billee to be ours. Day or night she answers the phone. She fights for YOU. I always felt so comfortable just dumping a problem on her plate and just going about my day stress free knowing that it was already handled. Billee is the consummate professional and also feels like the oldest friend you’ve ever had. You instantly want to tell her a secret or ask her to be your godmother. I’ll never buy or sell another house unless she’s the one in the drivers seat.

- Billee is knowledgeable, personable, professional and proactive. We had lost our home after hurricane Ian, and we were emotional and somewhat unsure what we wanted in a new home. She took us under her wing and guided us to neighborhoods she thought we would like. Billee is incredibly intuitive and was able to read our preferences even when were unable to articulate our desires exactly. We have just moved into our new home, and we consider ourselves so very lucky to have had Billee as our realtor. We highly recommend Billee to anyone who needs a realtor in the area.

- Billee provided a 5-Star experience for me as I navigated the search to find my next home. She provided a wealth of knowledge and expertise from her experience, and helped me find the perfect fit for a new home. Always ready to help me and answer questions as they arose, it was a very smooth and streamlined process. I highly recommend her to my family and friends and to anyone who is looking for a great realtor to help them.

Critical Home Seller Mistakes and How to Avoid Them
Selling your home is an exciting milestone, but it can also be a complex process. While your goal is to sell quickly and at the best price, certain missteps can jeopardize your success. Whether you’re a first-time seller or experienced in real estate, avoiding these common mistakes can make all the difference. Here are some critical home seller mistakes and how to steer clear of them. 1. Overpricing Your Home The Mistake: Many sellers think their home is worth more than it is based on emotional attachment, the cost of improvements, or the prices neighbors are asking. However, an overpriced home often sits on the market longer and may ultimately sell for less than if it had been priced competitively from the start. How to Avoid It: Work with an experienced real estate agent to set a price based on a Comparative Market Analysis (CMA). Remember, buyers determine market value, not sellers. Pricing your home correctly attracts serious buyers and can even lead to multiple offers. 2. Failing to Prepare Your Home The Mistake: Listing your home without proper preparation—cluttered spaces, deferred maintenance, or poor curb appeal—can turn off potential buyers. First impressions matter, and buyers often decide whether to pursue a property within seconds of seeing it. How to Avoid It: Declutter and depersonalize your home to help buyers envision themselves living there. Invest in small updates, such as fresh paint, landscaping, and professional cleaning. Address obvious maintenance issues, such as leaky faucets or broken light fixtures, to present your home in the best possible condition. 3. Not Being Flexible with Showings The Mistake: Sellers who are inflexible about showing times may miss out on serious buyers. Restricting access to your home—especially during peak times like evenings or weekends—can discourage interest. How to Avoid It: Keep your home “show-ready” at all times to accommodate last-minute requests. Consider temporarily adjusting your schedule or staying elsewhere during the listing period to make showings more convenient. Work with your agent to create a showing plan that maximizes accessibility while respecting your personal needs. 4. Skipping Professional Photos and Marketing The Mistake: Relying on low-quality photos or minimal marketing can make your listing less appealing. In today’s digital age, buyers often begin their search online, and strong visuals are crucial for attracting interest. How to Avoid It: Hire a professional photographer to showcase your home in its best light. Use compelling descriptions and include details about your home’s standout features. Ensure your agent leverages online platforms, social media, and email marketing to maximize exposure. 5. Ignoring Feedback from Buyers The Mistake: Dismissing feedback from potential buyers or agents can hinder your ability to make improvements that might lead to a sale. How to Avoid It: Stay open to constructive criticism and be willing to make changes based on feedback. If multiple buyers mention the same issue (e.g., outdated carpet or unpleasant odors), consider addressing it to increase your home’s appeal. 6. Letting Emotions Rule The Mistake: Selling a home can be emotional, especially if you’ve lived there for years. However, letting emotions cloud your judgment can lead to decisions that delay or derail the sale. How to Avoid It: Approach the sale as a business transaction and trust your real estate agent’s expertise. Focus on your ultimate goal: selling the home quickly and for the best price. 7. Neglecting the Closing Process The Mistake: Once you accept an offer, the sale isn’t complete until closing. Ignoring important steps, like providing necessary documentation or addressing inspection findings, can lead to delays or even a failed sale. How to Avoid It: Work closely with your agent to stay on top of deadlines and requirements. Be proactive about resolving any issues that arise during the closing process. The Bottom Line Selling your home doesn’t have to be stressful, but it does require preparation, flexibility, and sound decision-making. Avoiding these common mistakes can help you achieve a successful sale while minimizing stress.

5 Rookie Mistakes Homebuyers Make (and How to Avoid Them)
Buying a home is one of life’s biggest milestones. But for first-time homebuyers, the journey can sometimes feel like a maze of decisions and potential pitfalls. Avoiding common mistakes can make your home-buying experience smoother and more rewarding. Here are five rookie mistakes homebuyers often make and how to steer clear of them. 1. Underestimating the Costs of Homeownership Many first-time buyers focus solely on the purchase price and forget about the additional costs that come with owning a home. Expenses like property taxes, homeowners insurance, HOA fees, maintenance, and unexpected repairs can add up quickly. Tip: Create a detailed budget that includes these ongoing expenses. Work with your lender to get a realistic estimate of what you can afford beyond the mortgage payment. 2. Making a Major Purchase Before Closing You’ve found your dream home and your offer has been accepted. Now is not the time to buy a new car, splurge on furniture, or rack up credit card debt. Major purchases can affect your credit score or debt-to-income ratio, potentially jeopardizing your loan approval. Tip: Hold off on significant purchases until after the closing process is complete and the keys are in your hand. 3. Skipping the Home Inspection Some buyers are tempted to waive the home inspection to save money or make their offer more appealing in a competitive market. However, skipping this crucial step can lead to costly surprises down the road. Tip: Always schedule a professional home inspection, even for newly built homes. It’s a small price to pay for peace of mind and insight into any potential issues. 4. Going Solo: Skipping the Expertise of a Realtor Some first-time buyers believe they can handle the process alone. But navigating the complexities of real estate transactions without an expert’s guidance can lead to missed opportunities or costly mistakes. Tip: Partner with an experienced real estate agent. They’ll help you find the right home, negotiate effectively, and guide you through every step of the process. 5. Expecting the Perfect Home It’s easy to get caught up in the vision of a home that checks every box on your wish list. But the reality is that no home is perfect, especially within a budget. Tip: Prioritize your must-haves and be flexible on the “nice-to-haves.” Focus on finding a home that meets your most important needs, knowing that you can make improvements over time. In Conclusion Avoiding these common rookie mistakes can save you time, money, and stress. With careful planning, expert guidance, and a realistic mindset, you’ll be well on your way to finding a home that’s perfect for you—imperfections and all. Ready to start your home-buying journey?
